Is this dangerous mold and what's the cost to fix??« Back to Previous Page

The AC in our villa in Al Barsha seems to be leaking into the wall behind it, and now we're seeing these black, splotchy spots spreading on the wallpaper. It's been getting worse since the weather got really humid a few weeks ago. I'm worried about my toddler breathing this in, but I have no idea what it costs to get this properly tested and remediated here. Is this a DIY job with bleach, or should I just call a professional company, and what's a reasonable price range for a small bedroom wall?

Black splotches spreading from an AC leak are a strong indicator of a mold colony, and given the high humidity in Dubai, this is a common and serious issue. With a toddler, a professional assessment is strongly recommended, as some species like Stachybotrys (true "black mold") can produce mycotoxins harmful to developing respiratory systems. The damp wall cavity behind the unit is an ideal breeding ground that bleach cannot effectively reach.

This is not a DIY job. Bleach only removes surface discoloration on non-porous materials and does not address the root moisture problem or the hyphae growing deep within the wallpaper and drywall. Improper cleaning can aerosolize spores, spreading the contamination further. The leak itself must be repaired by an HVAC technician first to prevent immediate recurrence.

For a small bedroom wall, the cost is driven by the extent of the hidden damage. Remediation involves isolating the area, safely removing contaminated porous materials like wallpaper and drywall, HEPA vacuuming, and antimicrobial treatment of the structure. The final step is a post-remediation verification test to confirm the space is safe. You should request a detailed assessment and quote from a company that provides documented lab results, as this verifies the work was done to standard and gives you peace of mind.
