Is this mold from my AC leak urgent to treat??« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been making us all a bit congested, and I just pulled back the corner of the bedroom carpet to find a few small black spots on the concrete underneath. We had that one big leak from the AC unit about two months ago that we thought was fully dried. How urgent is it to get a professional mold inspection, or can I handle this myself with some cleaning?

Based on your description of the situation in Jumeirah Village Circle, I would classify this as a situation requiring a professional inspection. The combination of a prior AC leak, visible black microbial growth under the carpet, and occupant health symptoms like congestion is a significant red flag.

What you are seeing is likely the tip of the iceberg. A leak from an AC unit often saturates the concrete slab and the underside of the carpet and underlay. In Dubai's high humidity climate, this creates a perfect reservoir for mold growth, even if the surface felt dry to the touch. The persistent use of air conditioning can then aerosolize these spores, leading to the respiratory symptoms you describe. The concrete slab is particularly problematic as it can wick and retain moisture for extended periods.

Attempting a DIY clean is not advisable. Disturbing the growth without proper containment, such as pulling back the carpet, can cause a significant release of spores into your living environment, potentially exacerbating health issues and contaminating other areas. Over-the-counter cleaning solutions are often ineffective on porous surfaces like concrete and can merely bleach the visible growth, leaving the root system intact.

The urgency is high due to the health symptoms. We operate under strict Dubai Municipality guidelines for assessment and remediation. A certified inspector will conduct a visual examination, use moisture meters to map the extent of the water damage in the slab, and perform air and surface sampling to identify the spore types and concentration levels, which is critical for designing an effective remediation protocol.

I strongly recommend you cease disturbing the area and contact a professional team like Saniservice for a comprehensive inspection. You can reach our certified specialists at 800-MOLDS (800-66537) or via email at hello@saniservice.com to schedule an assessment.
