Is urgent mold removal needed for our bedroom wall?« Back to Previous Page

We've lived here for 2 years and just noticed a cluster of black, speckled spots spreading on the wall behind our wardrobe in the master bedroom. It’s an interior wall and the room always feels damp, even with the AC on. I’m starting to get a bit of a headache when I’m in there. How urgent is it that we get this professionally removed, and is this something the building management should handle or do we need to hire someone ourselves?

That pattern of black, speckled growth on an interior wall with persistent dampness and your headache symptoms suggests a significant moisture issue that needs immediate attention. The constant high humidity in Dubai, combined with possible condensation from your AC unit or a hidden leak, creates the perfect environment for mold. Your symptoms are a clear indicator that the spores are airborne and affecting the indoor air quality.

This is urgent. For your health, especially with symptoms present, you should not attempt to remove it yourself. Disturbing the colony will release a large number of spores, potentially making the problem much worse. In Dubai apartments, the responsibility typically depends on the source. If the moisture is from the building's structure or a central AC system leak, it's the building management's obligation to rectify. If the source is from within your unit (like a localized leak or condensation), it may fall to you.

Your first step is to formally notify your building management or landlord in writing, with photos, and request an immediate inspection to determine the moisture source. They are required to address health hazards. Simultaneously, I would recommend arranging for a professional indoor environmental health consultant to conduct an inspection and moisture mapping. This provides an unbiased assessment to verify the cause and full extent, which is crucial for ensuring the building management completes a proper remediation, not just a cosmetic cover-up. Proper remediation involves containment, HEPA filtration, removal of affected materials, and addressing the root moisture cause to prevent rapid regrowth.
