Is urgent professional mold cleanup needed for AC leak?« Back to Previous Page

The AC in our bedroom has been leaking a bit onto the carpet for a couple of weeks, but I just moved the nightstand and found a bunch of black and greenish fuzzy spots on the wall behind it and the carpet feels damp. We’ve lived here for 2 years and just noticed this. How urgent is it that I get a professional to deal with this, or can I handle it myself with bleach?

Based on your description, this situation requires urgent professional attention. The combination of a long-term AC leak, visible fuzzy growth (indicating active colonies), and damp materials behind furniture presents a significant mold issue, not a simple surface stain.

In Dubai's high-humidity climate, AC units are a primary source of condensation. A leak creates a constant moisture source, allowing mold to proliferate rapidly within wall cavities and carpet backing, far beyond what is visible. The black and greenish coloration suggests a potential mix of species, including Cladosporium and possibly Aspergillus, which can pose health risks through airborne spore release.

Bleach is strongly discouraged. It is ineffective on porous materials like drywall and carpet, only bleaching the surface color while leaving the root structure intact. It can also exacerbate the problem by releasing a high volume of moisture into the area. DIY attempts often disturb the colony, causing a massive release of spores throughout your living space.

Professional remediation is critical. We follow strict protocols for containment, HEPA filtration, and removal of contaminated porous materials (carpet, drywall insulation) to prevent cross-contamination. Our process involves identifying and rectifying the AC leak source, as mandated by Dubai Municipality guidelines for healthy indoor environments, to ensure the problem does not recur.
