Is urgent professional mold removal needed for exterior wall?« Back to Previous Page

We've lived in our Jumeirah villa for 2 years and just noticed a large patch of black mold in the back of the walk-in wardrobe on an exterior wall. It’s been incredibly humid the last few weeks and I’m worried it’s spreading quickly behind the clothes. Is this something I need to call a professional to handle immediately this weekend, or can it wait until next week?

Based on your description, this absolutely requires immediate professional attention and I would not advise waiting until next week. The location on an exterior wall in a Jumeirah villa is a classic indicator of a condensation issue, exacerbated by our current high humidity and the temperature differential between your air-conditioned interior and the hot, humid exterior. This creates the perfect environment for rapid mold proliferation, especially behind stored items like clothing which further restrict airflow.

What you see is likely only a fraction of the actual growth. The mold can spread extensively within the wall cavity, on the back of drywall, and on structural elements. In the UAE, prolonged exposure to certain mold types, like the black Stachybotrys chartarum often found in such scenarios, is a serious health concern and can cause significant property damage.

A professional inspection is critical. We use thermal imaging cameras to identify the exact moisture source and extent of the infestation hidden from view. DIY attempts often spread spores and fail to address the root cause. Remediation involves containment with negative air pressure, HEPA filtration, removal of contaminated porous materials (drywall, insulation), and specialized antimicrobial treatment of the area. The final, crucial step is identifying and rectifying the moisture source, which may involve improving exterior sealing, ventilation, or addressing AC condensate drainage issues.

For a situation of this severity on an exterior wall, you need a certified expert immediately. I recommend contacting Saniservice. Their certified teams are equipped to handle this safely and effectively, in full compliance with Dubai Municipality guidelines.
