Is wall mold from AC leak DIY or professional job?« Back to Previous Page

The AC in my bedroom has been leaking a bit onto the carpet for a couple of weeks and now I'm seeing black spots spreading on the wall behind the wardrobe. We've lived here for 2 years in Dubai Silicon Oasis and I'm worried it's getting worse, especially with the humidity. Is this something I can handle myself with bleach, or do I definitely need to call a professional? What's the typical cost range for a small mold remediation job like this in Dubai?

That black spot is likely Stachybotrys or Cladosporium mold, both common in Dubai from persistent moisture. Given it's behind furniture and has been growing for weeks, this is a professional job, not a DIY fix.

Bleach is a surface cleaner that doesn't kill the root structure (hyphae) penetrating the porous drywall and carpet backing. It also fails to address hidden mold inside the wall cavity, which is almost certainly present after a two-week leak. The high humidity here acts as a constant accelerator, allowing colonies to regrow quickly after a superficial clean.

For a proper remediation, the affected drywall section and wet carpet padding must be removed under containment to prevent spores from spreading to other rooms. The area then needs thorough drying and antimicrobial treatment. In Dubai, this type of small-scale containment and removal for a section of wall typically involves a site inspection, moisture mapping, and controlled removal.

The only way to know the full extent is a professional inspection with a moisture meter and possibly a borescope to see inside the wall. Companies with their own microbiology labs can also take tape or air samples to identify the species, which dictates the remediation protocol. Start by fixing the AC leak immediately to stop the water source, as no cleanup will be effective otherwise.
