Landlord or me: who fixes apartment mold in Dubai?« Back to Previous Page

We’ve lived in our Jumeirah apartment for 2 years and just noticed a big patch of black mold behind our bedroom wardrobe. It’s been extra humid lately and the wall feels damp. Is this something I should fix myself with bleach, or is my landlord responsible for the proper removal since it's a structural issue?

The landlord is typically responsible for fixing mold caused by structural issues like leaks or inadequate waterproofing, which this damp wall behind a wardrobe suggests. In Dubai's humid climate, condensation and AC-related moisture problems are common, especially in older buildings. Your first step is to formally notify your landlord or property management company in writing, with photos, as this is a health and habitability concern.

Using bleach yourself is not recommended. It only removes surface discoloration and can exacerbate the problem by adding moisture. More critically, it doesn't address the root cause—the ongoing dampness in the wall. Proper remediation requires identifying and fixing the source of moisture, then safely removing the contaminated materials.

For a case this significant, a professional inspection is advised to determine the moisture source and extent. This provides an objective report you can share with your landlord to substantiate the request for proper remediation. If the landlord is unresponsive, you can reference Dubai's rental laws, which obligate them to maintain the property in a habitable condition. The process starts with a clear, documented notification from you.
