Landlord or me: who fixes shower mold in Dubai apartment?« Back to Previous Page

We've lived in our Jumeirah Village Circle apartment for two years and just noticed a patch of black mold growing in the corner where the shower wall meets the ceiling. The humidity has been crazy lately, and the bathroom ventilation fan seems weak. Is this something I should fix myself with bleach, or is my landlord responsible for the proper remediation?

The responsibility depends on the cause. Landlords are typically responsible for fixing structural issues that lead to mold, like a leaking pipe inside the wall or a fundamentally faulty ventilation system. Tenants are usually responsible for mold resulting from daily living, such as not using the exhaust fan during showers or failing to wipe down wet surfaces.

In your JVC apartment, the weak bathroom fan is likely a landlord maintenance issue. Document the mold with photos and the fan's poor performance with a video (e.g., holding a tissue to the vent to show it doesn't hold). Formally notify your landlord or building management in writing. Reference Dubai's high humidity, which exacerbates any ventilation shortcomings, making this a habitability concern they should address.

For a small patch, a DIY clean with a vinegar solution (not bleach, as it only removes surface colour) can be a temporary measure. However, mold on the ceiling suggests potential moisture penetration from the unit above or within the building envelope, which requires professional diagnosis. A proper inspection can identify the true source—be it condensation, a leak, or inadequate ventilation—to ensure the fix is permanent, not just cosmetic.
