Landlord or my responsibility for damp wardrobe mold?« Back to Previous Page
|
The back of the wardrobe in our master bedroom feels damp and has black spots, which I only discovered while doing a deep clean before Eid. We've been in this Discovery Gardens apartment for over a year, and it's gotten worse since the humidity started rising. Is it my responsibility to clean this, or should my landlord handle it since it might be a building issue?

Based on the Dubai climate, where high humidity and continuous AC use create significant condensation issues, mold in wardrobes on external walls is unfortunately common. The responsibility for remediation hinges on the source of the moisture.
If the dampness and mold growth are a direct result of a structural defect, such as a leaking pipe within the wall, a crack in the building envelope, or faulty external waterproofing allowing water ingress, then this is unequivocally the landlord's responsibility to rectify under typical Dubai rental laws. The landlord is obligated to maintain the property in a habitable condition. However, if the issue is determined to be due to ambient humidity and condensation—exacerbated by lack of ventilation, placing clothes in the wardrobe while damp, or the wardrobe being positioned against a cold external wall—then the tenant is typically responsible for the cleaning and maintenance. The persistent AC use creates cold surfaces, and when humid air meets these surfaces, condensation forms, providing the perfect environment for mold. Given your description of it worsening with rising humidity, a professional inspection is critical to determine the exact cause. We at Saniservice use thermal imaging cameras and moisture meters to differentiate between condensation and an active leak. This evidence-based report is essential for discussing responsibility with your landlord.
