Landlord or pro for villa bedroom mold?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, right on the wall. It's been really humid lately and I'm worried it's spreading from behind. What's the best way to handle this in a villa here – should I call the landlord first or just get a professional mold remediation company myself?

Notify your landlord immediately and request a professional mold inspection. Under Dubai rental law (Law No. 26 of 2007), landlords are generally responsible for maintaining the structural integrity of the property, which includes addressing leaks and moisture intrusion that lead to mold. Do not attempt to clean it yourself, as improper handling can aerosolize spores and spread the problem.

The black patch in your closet is a symptom of a moisture issue, likely from a hidden pipe leak, capillary rising damp from the foundation, or condensation from an AC unit. Given Dubai's high humidity and the villa's construction, the source is often behind the wall. A professional inspection uses moisture meters and thermal imaging to locate the exact cause without guesswork.

For a confirmed case like this, remediation should be handled by a certified company. They will contain the area, remove contaminated materials safely, treat the structure with antimicrobial solutions, and most critically, identify and rectify the moisture source to prevent recurrence. A landlord may send a general handyman, which often just paints over the problem. Insist on a provider that offers documented before-and-after testing to verify the space is returned to a healthy condition.
