Landlord or tenant responsible for bedroom ceiling mold?« Back to Previous Page

We've lived in our Jumeirah Village apartment for 2 years and just noticed a patch of black, fuzzy mold spreading from the corner of our bedroom ceiling. It’s right next to the AC vent and seems to have gotten worse since the humidity spiked last month. Who is responsible for dealing with this and the potential health risks, me as the tenant or the landlord?

In Dubai, the landlord is typically responsible for addressing mold resulting from structural or maintenance issues. This includes mold caused by a leaking roof, faulty plumbing, or inadequate insulation that leads to condensation—a common issue with AC systems in our high humidity. The responsibility falls on you, the tenant, if the mold growth is a direct result of your own negligence, such as failing to use the AC to control humidity, not reporting a leak promptly, or poor ventilation habits.

Since the mold is near the AC vent and worsened with humidity, the root cause is likely condensation from the AC unit or a leak in the ductwork within the ceiling void, which is a building system. Your first step is to formally notify the landlord or property management company in writing, with clear photos. They are generally obligated to investigate and fix the source of the moisture.

For health context, any visible mold patch spreading from a ceiling should be professionally inspected to identify the species. While often just Cladosporium or other common molds in our climate, Stachybotrys (true "black mold") requires a more cautious remediation approach. A proper inspection can determine the source of moisture and the extent of the problem, which is crucial for resolving it permanently.

Until it's resolved, keep the area dry, ensure your AC is set to a consistent temperature to reduce condensation, and improve air circulation in the room. Do not attempt to remove a large patch yourself, as disturbing it can spread spores. The landlord should arrange for a professional remediation that includes fixing the moisture source and safely removing the contaminated materials.
