Landlord or tenant responsible for bedroom mold removal?« Back to Previous Page

We've lived in our Jumeirah Village Circle apartment for two years and just noticed a patch of black, fuzzy mold spreading from the corner of our bedroom ceiling, right above the AC vent. It’s gotten worse since the humidity kicked in last month. Who is responsible for getting this tested and properly removed – me as the tenant or my landlord?

In Dubai, the landlord is typically responsible for addressing structural mold issues, especially when they originate from or are worsened by building defects like leaking AC drain lines or inadequate insulation. The black mold above your AC vent in JVC is a common symptom of condensation buildup, which is exacerbated by our high humidity.
You should first notify your landlord or property management company in writing, with clear photos. They are obligated to investigate and fix the source of the moisture. However, if the mold growth was caused by tenant behavior (e.g., blocking AC vents, not using the AC which allows humidity to accumulate), the responsibility could shift. Given its location near the AC, a professional inspection is recommended to identify if the unit's drain pan or ductwork is the source. Proper remediation involves fixing the water source, then removing the contaminated materials. For a patch that size, DIY cleaning is not advised as it can disturb toxic spores; professional removal ensures it is contained. The climate here means any moisture issue must be resolved completely to prevent rapid regrowth. |
