Landlord responsible for black mold in bathroom ceiling?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black mold spots growing in the corners of our master bathroom ceiling in Silicon Oasis. The bathroom doesn't have a window and the extractor fan seems really weak, so I guess the moisture just built up over time. Is this something I should fix myself, or is my landlord responsible for handling the remediation?

Under Dubai's rental law, your landlord is responsible for fixing this. The black mold in your ceiling is a structural maintenance issue caused by inadequate ventilation and moisture buildup, which falls under the landlord's obligation to provide a habitable property. This is particularly relevant in the UAE, where high humidity and constant AC use create significant condensation issues in poorly ventilated rooms like windowless bathrooms.

You should formally notify your landlord in writing (email is best) with clear photos of the mold, mentioning the weak extractor fan. Request that they address both the mold remediation and the root cause—the ventilation. For a proper fix, the weak fan likely needs to be replaced with a higher-capacity unit suitable for Dubai's climate.

While small patches of surface mold can sometimes be cleaned with a vinegar or diluted bleach solution, the location on the ceiling and the description of "a bunch of spots" suggests a more established problem. DIY cleaning often just removes the visible growth, leaving the underlying moisture issue and hidden spores untouched. A professional inspection can confirm the extent and recommend the correct remediation protocol.

If the landlord is unresponsive, you can escalate the matter to the Rental Dispute Center (RDC) in Dubai. It is advisable to have a report from a certified indoor health professional to substantiate your claim, as it provides documented evidence of the issue and its cause.
