Landlord responsible for mold in rented apartment?« Back to Previous Page
|
My kids have had this persistent cough and runny nose for the last couple of months, and it seems to get much worse whenever they're in their bedroom. I just pulled their bed away from the wall and found a small patch of black mold growing near the window frame, which must be from a slow leak. We’re in a rented apartment in Jumeirah Village Circle. Is this something I need to report to my landlord to fix, or am I responsible for cleaning it myself?

In the UAE, specifically Dubai, a landlord's responsibility for mold remediation is clearly defined under Law No. 26 of 2007, known as the Dubai Rental Law. The landlord is legally obligated to maintain the property in a habitable condition and is responsible for all structural repairs. This includes addressing the root cause of the mold, which in your case is the water leak from the window frame.
You are absolutely not responsible for cleaning this yourself, as improper remediation can disturb the spores and exacerbate the health symptoms your children are experiencing. That persistent cough and runny nose are classic indicators of exposure to mycotoxins from mold like Stachybotrys (black mold). The landlord must engage a professional environmental company to conduct a proper inspection, identify the full extent of the moisture intrusion, and perform certified hygienization to ensure the mold is eradicated, not just superficially cleaned. You must formally report this in writing to your landlord or property management company immediately, citing the health hazard and their obligation under the rental law to rectify structural defects. For a professional assessment and to document the issue for your landlord, I strongly recommend you call our team at 800-MOLDS (800-66537) or email hello@saniservice.com. We can provide a detailed report that will substantiate your claim and ensure the remediation is done to international standards, safeguarding your family's health. |
