Mold above AC vent in Dubai: call management or professional?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots spreading along the corner where the wall meets the ceiling in our master bedroom. It's right above the AC vent and the room has felt more humid than usual lately. What's the best way to handle this in Dubai – should I call the building management first or get a professional mold remediation company myself?

The black spots above your AC vent are a classic sign of condensation-related mold growth, a very common issue in Dubai due to the high humidity and constant AC use. The cold air from the vent is hitting the warmer ceiling, causing moisture to accumulate in that corner—the perfect environment for mold to thrive.

Your first call should be to building management. Under Dubai regulations, they are responsible for the structural integrity of the building and the maintenance of common systems, including AC ducts that run inside the walls. Report the issue and request that they send their maintenance team to inspect. They need to check two things: if there is a leak from a pipe above the ceiling and if the AC duct insulation inside the void is intact. Broken insulation is a frequent cause of this exact problem.

While you wait for their response, you can gently clean the visible surface mold on the paint with a diluted vinegar solution. Do not use bleach, as it can damage the paint and doesn't address the root cause. However, this is only a temporary measure.

If the building management is unresponsive, or if their fix doesn't stop the mold from returning within a few weeks, you should engage a professional mold inspection company yourself. Look for a provider that uses a borescope to inspect inside the wall cavity and can offer lab analysis to identify the mold species. This data is crucial, as it tells you the scope of the problem and the actual health risk, moving the conversation with building management from a complaint to a evidence-based request for repair. The goal is to fix the moisture source first; only then should any remediation of the mold itself be considered.
