Mold after flood: DIY fix or call a pro?« Back to Previous Page

After the crazy storms, the carpet in our ground-floor villa in Al Quoz never fully dried. We had it cleaned but now there's a stubborn damp smell and a dark, moldy patch is starting to creep up the bottom of the living room wall. I'm worried it's gotten into the walls or under the flooring. Is this something I can tackle myself with a dehumidifier and mold spray, or do I absolutely need to call a professional, and what kind of cost am I looking at for a proper fix?

Based on the symptoms you've described in your Al Quoz villa, this is absolutely a professional-grade issue. The damp smell and mold growth on the wall strongly indicate that moisture has wicked up into the gypsum board and likely into the cavity behind it. The UAE's high humidity, especially now, prevents proper drying and turns that cavity into an incubator for mold.

A DIY approach with a consumer dehumidifier and mold spray is a surface-level fix that will fail. The spray won't reach the root system inside the wall, and the dehumidifier cannot extract moisture from within sealed cavities. You're dealing with a concealed contamination that requires invasive inspection, likely removal of the baseboards and sections of the water-damaged wall, and specialized equipment like industrial dehumidifiers and HEPA air scrubbers to contain spores during remediation.

The cost for a proper fix is variable but necessary. It depends on the extent of the damage behind the wall and under the flooring. For a contained area in a living room, you could be looking at a range from AED 2,500 to AED 8,000+ for professional assessment, containment, removal of damaged materials, hygienization of the structure, and verification testing to ensure the spore count is back to a safe, indoor level.

This is a health hazard and can compromise your villa's structure. Do not delay. You need a certified mold assessment immediately.
