Mold behind AC unit: DIY or call a professional?« Back to Previous Page

The AC in my apartment seems to be leaking a bit of water onto the wall behind the bedroom curtain. I just pulled it back and found a patch of black, fuzzy mold about the size of my hand that's been hidden there, probably for a few months. My husband thinks we can just spray it with bleach, but I'm worried about it being in the AC system. Should we tackle this ourselves or is it time to call a professional cleaning company?

Given the size of the patch and its direct link to your AC unit, this is a situation that warrants a professional inspection. A hand-sized patch indicates a persistent moisture source, which in Dubai's climate is often due to AC condensation issues or high indoor humidity.

While a bleach solution can remove surface discoloration on non-porous surfaces, it is ineffective on porous materials like drywall and gypsum board, where the mold's root structure (hyphae) remains. More critically, spraying it can aerosolize spores. The primary concern is that the moisture source is your AC; if mold is visible on the wall, spores have almost certainly entered the ductwork and colonized the evaporator coils or drip pan, continuously recirculating throughout your home.

For a proper resolution, the AC system must be inspected and cleaned by a certified HVAC hygienist to address the internal contamination. The affected wall section will likely need to be cut out and replaced by remediation specialists to ensure the mold is fully removed. In the UAE, reputable companies should provide before-and-after documentation, often from their own microbiology lab, to verify the cleanup's effectiveness. DIY attempts often miss the root cause, leading to rapid regrowth.
