Mold behind closet from AC leak: DIY or professional fix?« Back to Previous Page
|
Our bedroom closet in our Mirdif villa has had a persistent damp smell for the last couple of months, and I finally pulled everything out to find black fuzzy mold all over the back wall. The AC unit is right on the other side of that wall, and I'm worried there's a leak inside it. Is this something I can tackle myself with bleach and a dehumidifier, or is it a sign of a bigger AC issue that requires a professional company, and roughly what would that cost?

This is a classic Dubai AC leak scenario and likely requires a professional. The black fuzzy mold on the wall is a symptom; the root cause is almost certainly condensation or a leak from the AC unit or its drain line inside the wall cavity. The UAE's high humidity means this dampness won't dissipate on its own.
DIY cleaning with bleach is a surface-level fix that addresses the symptom, not the cause. Bleach can't penetrate porous materials like drywall or concrete to kill the roots, and the mold will almost certainly return. A dehumidifier helps manage ambient humidity but won't dry out a soaked insulation layer inside the wall. The required fix is twofold: remediate the existing mold and repair the AC issue. For remediation, the affected drywall and insulation are likely compromised and need professional removal to prevent spore dispersal. For the AC, a certified technician must locate and fix the leak or clogged drain pan, which is common in our year-round cooling climate. Costs vary significantly based on the extent of the leak and mold growth behind the wall. A simple drain line unclogging is one price; replacing a full internal drain pan and several square feet of wall is another. The only way to get an accurate assessment is a professional inspection that includes a moisture scan of the wall to determine the full extent of the damage. |
