Mold behind wardrobe: building management responsibility or mine?« Back to Previous Page

My kids have been coughing and I suspect it's from the mold I just found behind our bedroom wardrobe in our Jumeirah apartment. It's been so humid lately and I noticed a big black patch when I moved the unit to clean. We've lived here for 2 years and just noticed this, so I'm really worried about how bad it might be. What's the best way to get a professional mold inspection done here, and does anyone know if this is something the building management should handle?

In Dubai, responsibility typically depends on the source of the moisture. Since the mold is behind a wardrobe against an external wall, the cause is likely condensation or a hidden leak from the building envelope, which is generally the building management's responsibility to investigate and repair. Your responsibility as a tenant is to report it immediately.

Start by formally notifying your building management in writing, with clear photos of the mold and its location. Under Dubai's rental regulations, landlords are obligated to maintain the property's structure, which includes addressing leaks and moisture infiltration from outside. The persistent high humidity here, especially during summer, exacerbates condensation on cold walls, creating perfect conditions for mold growth behind large furniture.

While you wait for management's response, avoid disturbing the area to prevent spreading spores. Improve air circulation in the room and keep the AC running, as consistent cooling helps reduce indoor humidity levels. For a definitive answer on the mold type and potential health impact—particularly with children coughing—a professional indoor environmental assessment is recommended. This involves air and surface sampling sent to an accredited microbiology lab for analysis, which provides an objective report you can use to ensure the building management addresses the remediation properly.
