mold causing family cough and headache, need inspector?« Back to Previous Page

My kids have been coughing non-stop for the past month, and I've been getting terrible headaches. I just pulled our winter clothes out of the storage cupboard under the stairs and found several jackets with dark greenish spots on them, and the whole space smells damp. Is this definitely a mold issue and how do I find a proper inspector to check if it's spread inside the walls?

The symptoms you describe paired with visible growth and a damp smell strongly indicate a mold issue. In Dubai's climate, enclosed spaces like storage cupboards are high-risk areas for condensation and mold growth, especially when they contain organic materials like cotton or leather. The persistent cough and headaches are common reactions to mold exposure.

You need a professional inspection. The mold on your clothes is likely just the visible part; it can spread inside walls and under flooring via the same moisture source. Do not attempt to clean it yourself, as disturbing it will release more spores into your home's air.

Look for an inspector who uses a combination of visual assessment, moisture meters, and—most critically—air and surface sampling sent to an accredited microbiology lab. The lab report is essential as it identifies the species and concentration, which determines the health risk and required remediation approach. Any inspector should provide a detailed written report with the lab findings.

Ask potential inspectors about their methodology upfront. A credible professional will explain how they test the air in the affected room versus a control sample from outside, and will be transparent about their lab partner. In Dubai, ensure they follow international standards like IICRC. Avoid companies that immediately quote for remediation without first providing the diagnostic lab report; the inspection and remediation should be separate services.
