Mold found from AC leak: DIY or call building management?« Back to Previous Page
|
The AC in my apartment seems to be leaking a bit of water onto the carpet in my bedroom closet. I finally pulled everything out and found a huge patch of fuzzy black and green mold behind the shoe rack. We’ve lived here for 2 years and just noticed this now, probably because of the recent humidity. What’s the best way to handle this myself, or should I call my building management first?

Call building management immediately. Under Dubai regulations, AC units and their drainage systems are typically the building's responsibility, especially when leaks affect internal structures. They should send their maintenance team to stop the leak at its source and assess any damage to the building's property, which is their obligation to repair.
While waiting for them, do not disturb the mold. Fuzzy black and green growth often indicates a significant moisture problem. In the UAE's humidity, this can spread spores quickly. For a patch that size and given it's been growing for an extended period, a professional inspection is strongly advised to determine the extent of contamination inside the AC unit and surrounding areas, which a building handyman is not equipped to do. A thorough remediation involves more than just wiping the visible spot. The carpet backing, underlay, and possibly the subfloor need to be inspected for saturation and microbial growth. Improper cleaning can aerosolize spores and spread the problem. A reputable indoor health company can provide a documented assessment and protocol to ensure it is handled safely, which you can then share with building management to ensure their repairs meet a health-focused standard. |
