Mold from AC leak: DIY clean or professional help in Dubai?« Back to Previous Page

The AC in our villa in Jumeirah has been leaking a bit onto the wall in the living room, and now we’re seeing a big black mold patch spreading behind the sofa. It’s been humid for the last couple of weeks and the smell is getting really strong. Is this something I can clean myself with bleach, or do I absolutely need to call a professional mold removal company, and what would that typically cost in Dubai?

That black mold patch is a serious concern, especially with the strong smell, indicating active growth. You should not clean this yourself with bleach. Bleach only removes surface discoloration on non-porous materials but does not kill the mold roots (hyphae) inside your wall. It can also aggravate the spores, making them airborne and worsening the problem.

The AC leak has likely saturated the drywall and insulation behind it, creating a perfect breeding ground. Given Dubai's high humidity, even after fixing the leak, the trapped moisture will continue to feed the mold. A professional assessment is crucial here for two reasons: they will identify the exact mold species (some are more hazardous than others) and determine the extent of the hidden damage within the wall cavity.

The remediation process a certified company would follow involves containment to prevent spores from spreading to other parts of your villa, safe removal of contaminated porous materials like drywall, HEPA vacuuming, and antimicrobial treatment of the area. Crucially, they will identify and fix the root cause—the AC leak—to prevent immediate recurrence. For a patch that is "big" and spreading, this is not a DIY task.

Costs for professional remediation in Dubai are not fixed; they depend entirely on the square footage of the contamination and the accessibility of the area. The only way to get an accurate cost is through an on-site inspection. Look for providers who offer a detailed assessment and can provide verifiable before-and-after lab results to confirm the space is safe.
