Mold from AC leak: DIY or call a pro?« Back to Previous Page

The AC in our villa in Jumeirah has been leaking a bit, and I just pulled back the corner of the bedroom carpet and found a patch of black, fuzzy mold about the size of a dinner plate. It's been humid lately, and I'm worried it's spread behind the walls. What's the most effective way to handle this myself, or should I call a professional cleaning company straight away?

Given the size (dinner plate) and location (under carpet from an AC leak), this requires professional assessment. In Dubai's high humidity, mold can spread rapidly into porous materials like drywall and carpet backing, which you cannot properly assess or remediate yourself.

For a patch this size, DIY is not recommended. You risk dispersing spores or missing hidden growth. The first step is stopping the source – repair the AC leak immediately to prevent further moisture. Do not attempt to scrub or vacuum the visible mold, as this aerosolizes spores.

Professional inspection is crucial because the mold behind walls is likely more extensive than what's visible. They use moisture meters and borescopes to assess the cavity. Remediation involves containment, HEPA filtration, and proper disposal of contaminated porous materials like drywall and carpet padding.

In the UAE, look for a company that follows IICRC S520 standards for mold remediation and can provide a verification test from an independent lab to confirm clearance after cleanup. This is not a standard AC cleaning job; it requires specialized containment and removal protocols. For villa interiors, ensuring the structure is dry and mold-free is a priority for long-term indoor health.
