Mold from AC leak: DIY or pro cost in Dubai?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been leaking a bit onto the carpet in the bedroom, and now I’m seeing a few small black patches of mold spreading along the baseboard. It’s been getting worse over the last month since the weather got more humid. I’m worried about my toddler breathing this in, but I have no idea what it costs to get professional mold remediation done here. Is this a DIY fix with bleach, or should I definitely call a company, and what’s a reasonable price range for a small bedroom?

That black mold from an AC leak is a legitimate health concern, especially with a toddler. In Dubai's high humidity, what you see on the baseboard is often just the surface growth; the real problem is likely inside the wall and under the carpet where the water soaked in.

Bleach is not recommended. It only removes surface discoloration on non-porous materials but does not kill the root structure of mold within porous drywall or wood. It can also release harmful fumes and leave behind moisture, allowing regrowth. For a small, contained patch, a thorough DIY clean with a HEPA vacuum and specialized mold cleaner (not bleach) can work if the moisture source is completely fixed and the area is dried within 24-48 hours.

Given the leak has been ongoing for a month, the moisture has almost certainly wicked into the wall cavity. This requires professional assessment to determine the extent. Remediation involves removing and replacing the affected drywall and carpet padding, not just cleaning surfaces. The cost for a small bedroom is variable, as it depends entirely on the square meters of contaminated material that must be removed. You will need a detailed, on-site inspection to get an accurate scope of work and quotation. Reputable companies provide this assessment first, outlining the necessary containment, removal, and verification steps. Always request a post-remediation verification test to confirm the air quality is safe before any rebuilding is done.
