Mold in AC closet: DIY fix or call professional?« Back to Previous Page

The AC in my master bedroom closet has been leaking a little bit of mold water onto the floor for a few weeks now. I tried wiping it up myself, but the damp patch on the wall keeps coming back and the smell is getting stronger. I’m in a villa in Al Barsha and I’m worried it’s spreading inside the wall. Should I just call a professional company like Servicemarket for a quote, or is this something I can handle with a dehumidifier and bleach?

Based on your description, this is absolutely a situation that requires a professional inspection and remediation. A recurring leak from an AC unit, especially one producing "mold water" and a strong musty odor, is a serious concern here in Dubai.

The climate in Al Barsha, with its high humidity, acts as a massive incubator for mold. The fact that the damp patch keeps returning on the wall is a major red flag indicating that the moisture and mold growth have almost certainly penetrated the gypsum board and insulation inside the wall cavity. Wiping the surface and using bleach is a temporary fix that only addresses the visible spores; it does nothing to kill the root system (hyphae) embedded in the porous materials. A dehumidifier cannot resolve an active water leak.

Attempting a DIY fix risks significant cross-contamination. Disturbing the mold without proper containment can send spores throughout your villa's HVAC system, spreading the problem to other rooms. Furthermore, UAE regulations and Strata laws often require certified remediation to ensure the job is done to a standard that protects the building's structure and the health of its occupants.

Your safest and most effective course of action is to call a certified professional. We use specialized tools like borescopes to inspect inside walls, moisture meters to map the full extent of the water damage, and HEPA filtration equipment to safely contain and remove the contamination.
