Mold in AC vents: professional cost and DIY cleaning safe?« Back to Previous Page

The AC in my apartment seems to have black, dusty stuff blowing out of the vents and my toddler has been having a runny nose for a couple of weeks. I'm in a 2-bedroom in JLT and worried it's black mold. I wiped some away but it came right back. What's the realistic ballpark cost to get this professionally tested and cleaned for a place my size, and is it absolutely necessary to hire someone or can I handle it myself with a good cleaning product?

Based on the symptoms you've described—black, dusty substance recurring at the vent and a toddler with a persistent runny nose—this strongly indicates a microbial issue within your AC system, likely mold growth. The climate in Dubai, with its high humidity and constant AC use, creates a perfect environment for condensation inside ductwork, which facilitates mold proliferation.

For a professional assessment, a certified mold inspection for a 2-bedroom apartment in JLT typically ranges from AED 1,000 to AED 2,500. This includes a visual assessment, air and surface sampling to identify the specific mold type and spore concentration, and a detailed report. If remediation is required, the cost for a thorough cleaning and sanitization of the AC system and ducts can range from AED 3,000 to AED 7,000, depending on the extent of the contamination.

DIY cleaning is highly discouraged. Using a store-bought cleaner will only address surface-level dust, not the entrenched growth within the ductwork or the AC unit's internal components. Agitating it can aerosolize harmful spores, significantly worsening your indoor air quality and potentially exacerbating health issues. Furthermore, improper cleaning can damage sensitive AC components.

Given the health risk to your toddler, a professional inspection is absolutely necessary to identify the hazard and its source.
