Mold in bedroom from AC leak: DIY or professional?« Back to Previous Page

The AC in our bedroom in our Jumeirah villa has been leaking a bit onto the carpet for a while, and now we’ve spotted a black patch of mold spreading on the wall behind the bed. It’s about a meter wide and has a really strong, damp smell. Is this something I can handle myself with cleaning products from Ace Hardware, or do I absolutely need to call a professional mold removal company in Dubai, and what would that kind of job roughly cost?

Given the size of the patch (a meter wide) and the presence of a persistent leak and strong odor, this is a professional-level job. The damp smell indicates active microbial growth, and the water damage has likely spread behind the wall, making surface cleaning insufficient.

In Dubai's high humidity, mold can regrow quickly if the moisture source isn't permanently fixed and the affected area isn't properly dried and treated. A professional inspection is critical to assess the full extent of the damage within the wall cavity and to identify the precise AC leak source. They will use moisture meters and thermal imaging to see what’s not visible.

DIY cleaning with store-bought products is only for very small, surface-level patches (under a square foot). For a meter-wide infestation, you risk aerosolizing spores throughout your bedroom during cleaning, which can aggravate allergies and spread the problem. Effective remediation requires containing the area, using HEPA filtration to capture spores, and removing contaminated porous materials like drywall or carpet padding.

The cost for professional remediation is not a flat fee; it is entirely dependent on the assessment findings. The scope—and therefore the investment—is determined by the square footage of contamination, the depth of the water damage, and the required repairs. You should request a detailed assessment from a company that provides documented proof of remediation, such as before-and-after lab testing, to ensure the job is done to standard.
