Mold in Dubai closet: call management or remediation company?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots spreading in the corner of our master bedroom closet, right against the outside wall. It’s gotten way worse since last week's humidity. What's the best way to handle this in Dubai – should I call the building management first or get a professional mold remediation company myself?

Start by reporting it to building management immediately. In Dubai, landlords and building owners are responsible for maintaining the property's structural integrity, and this includes investigating and repairing the source of water intrusion, which is likely causing your mold. The recent humidity points to condensation from a chilled water pipe or a leak in the external wall sealant, both common issues here.

While you wait for their response, do not attempt to clean it yourself. Disturbing the mold can aerosolize spores and spread the problem. Keep the closet door closed to contain it.

Building management should send their maintenance team to diagnose and fix the water source. However, their repair is often limited to the structural fix—they will stop the leak but may not properly assess or remediate the resulting mold contamination. This is where a professional inspection becomes critical.

Once the leak is repaired, engage a certified mold inspection company. They will conduct air and surface sampling to identify the species and concentration, which determines the health risk and required remediation scope. In Dubai's climate, with year-round AC use, improper remediation can spread spores throughout your home's ventilation system. A proper remediation plan includes containment, HEPA filtration, and post-remediation verification testing to ensure the environment is measurably improved.
