Mold in Dubai rental: call landlord or inspector first?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots spreading along the corner of our bedroom wall behind the wardrobe. It's on the wall that faces the outside, and I'm worried it got worse after the recent humidity. What's the best way to handle this in Dubai – should I call my landlord first or get a professional mold inspection myself?

Notify your landlord in writing immediately, including clear photos of the mold. Under Dubai rental law (Law No. 26 of 2007), landlords are generally responsible for maintaining the property's structure, which includes addressing moisture infiltration leading to mold.

Given the location on an exterior wall, this is likely due to a hidden leak or thermal bridging causing condensation, both structural issues. The recent humidity has simply made the existing moisture problem more visible. Do not attempt to clean it yourself, as this is a symptom of a larger problem that the landlord must fix at the source.

While waiting for the landlord's response, move the wardrobe away from the wall to improve air circulation and consider using a dehumidifier in the room. If the landlord is unresponsive or attempts a superficial clean without identifying the moisture source, a professional inspection is necessary. A proper inspection uses moisture meters and thermal imaging to find the hidden leak or cold spot in the wall, providing the evidence needed to ensure the repair is done correctly.
