Mold in Dubai villa closet: call landlord or removal company?« Back to Previous Page

We've lived in our villa in Jumeirah for two years and just noticed a bunch of black spots in the corner of our master bedroom closet, behind all the clothes. It's gotten worse since the weather turned more humid last month. What's the best way to handle this properly in Dubai – should I call the landlord first, or is there a specific company that deals with mold removal here?

Call your landlord immediately. Dubai Law No. 26 of 2007 (as amended) generally places the responsibility for structural maintenance, including fixing leaks that cause mold, on the property owner. Document the issue with clear photos and send a formal written notification.

Do not attempt to clean it yourself with bleach, as this can disturb toxic spores and only bleaches the surface color. The root cause is almost certainly excess moisture, likely from a condensation line drip, a small roof leak, or poor exterior sealing exacerbated by our high humidity. The mold will return unless the source is fixed.

For a case this advanced, a professional inspection is recommended to identify the exact moisture source and species of mold. Remediation involves isolating the area, removing contaminated materials like drywall, and using HEPA filtration to clean the air. Companies with their own microbiology labs can provide the most accurate identification and post-remediation verification testing to ensure it's truly resolved. Your landlord may have a preferred vendor, but you can also request an independent assessment.
