Mold in Dubai villa: DIY or professional for baby's room?« Back to Previous Page

We’ve lived in our Jumeirah villa for 2 years and just noticed a patch of black, speckled mold spreading along the corner of our master bedroom wall, which is right next to the bathroom. The room has started to smell damp all the time, and I'm worried about my family's health, especially with our toddler sleeping in there. Is this something I can handle myself with bleach from the supermarket, or is it better to call in a professional mold remediation company here in Dubai, and if so, what’s a realistic cost I should expect for a job like this?

The black speckled mold on your wall is likely Cladosporium or Aspergillus, both common in Dubai due to high humidity and condensation from year-round AC use. Given its location next to a bathroom and the persistent damp smell, this indicates a continuous moisture source, possibly a hidden pipe leak or severe condensation within the wall cavity.

For a toddler's room, a professional inspection is strongly recommended. DIY bleach cleaning only removes surface discoloration and is ineffective on porous materials like drywall and plaster. More critically, it fails to address the root moisture problem, allowing regrowth within days. Spraying bleach can also aerosolize spores, temporarily worsening indoor air quality.

In Dubai, remediation should follow standards like the IICRC S520. A proper assessment identifies the moisture source and maps spore spread. Remediation involves containment to prevent cross-contamination, safe removal of affected materials, HEPA vacuuming, and antimicrobial application. The final step is a clearance test from an independent lab to confirm spore counts have returned to normal indoor levels. This process is crucial for a child’s health, as prolonged exposure is linked to respiratory irritation and worsened allergy symptoms.

Cost is variable, as it depends on the extent of hidden damage. For a localized patch, expect the process—from inspection to clearance testing—to be a significant investment. The only way to get an accurate scope and cost is through a professional diagnosis that includes moisture mapping and possibly a borescope inspection of the wall cavity.
