Mold in villa closet: DIY fix or call professional?« Back to Previous Page

Our villa in Jumeirah Park has had this weird damp smell coming from the guest room closet for a while, and I finally found black spots on the back wall. I'm worried the mold chiller issue from the last sandstorm might be worse than I thought. Is this something I can fix myself with a cleaner from ACE, or do I absolutely need to call in a professional for an inspection and what would that typically cost here?

Good afternoon from Saniservice. That damp smell and the black spots you're describing are classic red flags for a mold colony, and it's smart you're addressing it. Given the location—a closet on an exterior wall in Jumeirah Park—this is a very common scenario we see post-sandstorm here in Dubai.

The "mold chiller" effect you mentioned is key. Sandstorms don't just bring dust; they carry fungal spores and clog HVAC systems and external condenser units (chillers). This reduces the system's efficiency, causing the evaporator coil to freeze up and then drip excess condensation. This moisture often travels through the ductwork and settles in walls, exactly like your closet, creating the perfect breeding ground for mold like Cladosporium or Aspergillus.

A DIY fix from ACE is a temporary mask, not a solution. You'll clean the surface but leave the root cause—the moisture source—untreated. The colony will simply regrow, often worse than before. Furthermore, disturbing it without proper containment and PPE can aerosolize spores, spreading the contamination to other parts of your villa.

For a proper resolution, a professional inspection is absolutely recommended. Our certified technicians use moisture meters, thermal imaging cameras, and borescopes to pinpoint the exact moisture intrusion source (often a leaking chilled water pipe or conduit penetration in the wall) and assess the extent of the growth behind the wall. Remediation involves source elimination, proper containment, HEPA filtration, and antimicrobial treatment.

Cost for an inspection in Dubai typically starts from AED 800, with remediation costs depending on the scale of the project. Given the potential health risks and property damage, it's a worthwhile investment.
