Mold inspection needed for Dubai villa, and estimated cost?« Back to Previous Page

We've lived in our villa in Jumeirah for 2 years and just noticed a patch of black mold in the corner of the master bedroom closet, which is on an outside wall. It’s been there a while, probably made worse by the recent humidity, and I'm worried it might be spreading behind the walls. Is it worth getting a professional mold inspection here in Dubai, and roughly how much should I expect to pay for a villa of this size?

Given the villa's age and Dubai's high humidity levels, a professional inspection is strongly recommended. Black mold on an outside wall in a closet suggests a possible condensation issue or hidden water intrusion, which is common here due to AC use and the building envelope's reaction to our climate.

An inspection will identify the moisture source—often a small leak or thermal bridging in the wall—and map the full extent, including any growth inside the wall cavity that you cannot see. This is critical for effective remediation; simply cleaning the visible patch often fails if the underlying cause isn't fixed.

Costs for a proper inspection vary significantly based on the villa's size, the inspection's scope, and whether it includes diagnostic tools like thermal imaging or moisture mapping. For a comprehensive assessment in a Dubai villa, expect a higher investment than a basic apartment check, reflecting the time and technology required for an accurate diagnosis. You should request a detailed scope of work and a firm quotation before proceeding.
