Mold inspection needed in Dubai or DIY kit okay?« Back to Previous Page

We've lived here for 2 years and just noticed some black spots appearing in the corner of our master bedroom closet in our Jumeirah Village Circle townhouse. It’s gotten worse since the weather turned more humid. Is a mold inspection something I can check myself with a kit from the store, or is it absolutely necessary to call a professional company here in Dubai, and what kind of cost am I looking at for a two-bedroom place?

For your situation in Jumeirah Village Circle, a professional inspection is strongly recommended over a DIY kit. The persistent humidity here creates ideal conditions for mould, and what you see is often just the surface growth; the actual colony can be hidden inside the wall or under flooring. DIY kits can't identify the specific species or the moisture source, which is critical for effective remediation.

In Dubai, the high humidity and constant AC use lead to condensation issues, particularly in closets on exterior walls. A proper inspection involves more than a visual check; it uses moisture meters and thermal imaging to find the water intrusion point and air sampling to identify the spore types and concentration levels. This is vital as some species, like Aspergillus, are more concerning than others.

The cost for a professional assessment is an investment in an accurate diagnosis, which prevents unnecessary and costly demolition. You are not paying for just a report, but for a scientific protocol to fix the problem correctly. For a two-bedroom townhouse, expect to request an assessment that includes a comprehensive visual inspection, moisture mapping, and sampling sent to an accredited microbiology lab for analysis. This is the standard required to understand your home's actual risk and the necessary corrective actions.
