Mold on exterior wall: call management or hire company?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots spreading on the wall behind our bedroom wardrobe. It's on the wall that faces the outside, and with all the humidity lately, it's gotten worse. What's the best way to deal with this in Dubai – should I call the building management first or just hire a mold remediation company myself?

Contact building management first. This is likely a building envelope issue—water intrusion through the exterior wall is common here, especially after humid periods or heavy AC use causing condensation. Management is responsible for fixing the leak source from the outside.

Move the wardrobe away from the wall immediately to allow air circulation and prevent the mold from spreading to your furniture. Do not attempt to clean it yourself, as improper scrubbing can release a large number of spores into your bedroom.

While you wait for management, a professional indoor health company can perform a diagnostic inspection. They will use a moisture meter to quantify the dampness inside the wall and take tape-lift samples for lab analysis to identify the mold species. This report is valuable evidence for building management, proving the severity and potential health impact.

If management repairs the leak but the mold growth is extensive, then hire a remediation company. They will properly contain the area, remove the contaminated drywall or plaster, and HEPA-vacuum the space to clear spores. Simply painting over it will not work; the mold will return as long as the moisture problem exists.
