Mold on wardrobe: need leak inspection or just mold test« Back to Previous Page

We've lived in our villa in Al Barsha for 2 years and just noticed these weird black spots spreading on the back of our bedroom wardrobe, which is on an exterior wall. The room has felt damp for a while, and after the heavy dew this week, it's gotten worse. Is a standard mold inspection enough, or do I need someone to check for a leak in the wall itself?

The black spots on your wardrobe and persistent dampness strongly suggest a moisture issue within the wall cavity, not just surface condensation. In Dubai's climate, with high humidity and constant AC use creating temperature differentials, exterior walls are prone to interstitial condensation. However, the pattern you describe—localized, spreading, and worsening with heavy dew—often points to a leak in the plumbing or building envelope.

A standard mold surface test will only confirm the presence of mold, which you already know. What you need is a diagnostic inspection that identifies the moisture source. A proper assessment uses tools like a borescope to look inside the wall and a deep-wall moisture meter to quantify the dampness level. This determines if the issue is a one-time leak, chronic condensation, or a more serious construction defect.

For a villa in Al Barsha, this is a common scenario. The inspection should absolutely include a leak detection component. Without finding and fixing the source of water, any mold remediation will be temporary, as the growth will return. The goal is to get a full picture: the extent of the mold and the root cause of the moisture. A company with the right diagnostic tools can provide this combined assessment.
