The AC in my bedroom has been leaking a little for a couple of weeks, but now I’ve pulled back the corner of the carpet near the vent and found a patch of black and green mold underneath. We’ve lived here for 2 years in Jumeirah Village Circle and I’m really worried about it spreading. What’s the best way to handle this myself, or should I just call my building maintenance immediately?

Call building maintenance immediately for this. A leak inside the wall creating mould under the carpet is a building envelope issue they are responsible for addressing. Do not attempt to clean it yourself, as disturbing it can release a high concentration of spores into your living space.

The constant high humidity in Dubai, combined with a concealed water leak from an AC drain line, creates a perfect environment for rapid mould growth. The fact it's visible under the carpet suggests a larger, hidden colony is likely within the wall cavity or under the floor slab. Maintenance needs to stop the water source, assess the full extent of the damage, and conduct the remediation properly.

While waiting for them, you can improve air circulation in the room by running a standalone fan and keeping the bedroom door closed to help contain any airborne particles. For your own records, take clear photos of the leak area and the mould patch before they arrive.

Once the leak is fixed and the building's team has cleaned up, it is wise to request an independent post-remediation verification test. This is a swab or air sample analysed by a microbiology lab to confirm spore counts have returned to safe, background levels before the carpet is replaced. This is a common step to ensure the problem is fully resolved.
