Need mold inspection for AC ducts in Dubai villa?« Back to Previous Page

My kids have been coughing for a couple of weeks and I suspect it's because of a mold problem. I just pulled our large wardrobe away from the wall in the master bedroom of our villa in Jumeirah and found a huge patch of black and green mold spreading behind it, probably from the humidity. What’s the best way to get a proper mold inspection done here, and should I be getting the AC ducts checked too?

In a Dubai villa, finding mold behind furniture is a common issue due to our high humidity levels and the constant cooling that creates condensation. A professional inspection is strongly recommended for a patch of that size, as improper handling can spread spores and worsen the problem.

A proper inspection for your situation should start with the source of moisture. The inspector will first assess the wall cavity behind the wardrobe for a potential leak or, more likely, condensation from the temperature difference between the cooled room and the exterior wall. The AC system must be checked. In villas, the evaporator coil, drip pan, and ductwork are prime locations for hidden mold growth that can circulate spores throughout the house, which could very well be contributing to the coughing.

Look for a provider that uses a combination of visual inspection, moisture meters, and thermal imaging to find hidden dampness. Crucially, they should offer air and surface sampling that is analyzed by an independent microbiology lab. This identifies the mold species and spore concentration, which is key to understanding the health risk and planning an effective remediation.

Avoid companies that offer immediate cleanup without diagnostics. The lab report provides the necessary evidence to verify the problem is fully resolved post-remediation. Given the symptoms you describe, a full assessment of both the wall and the entire AC system is the most thorough approach.
