Shold I clean AC mold myself or call management?« Back to Previous Page

The AC in my bedroom has been leaking a bit for a couple of weeks, and now I’ve just pulled back the curtain and found a patch of black, fuzzy mold spreading on the wall behind it. It’s in the corner where the wall meets the ceiling and has a really strong, damp smell. What’s the safest and most effective way to clean this myself, or is this a job where I absolutely have to call my building management?

That patch of black mold indicates a significant moisture issue, likely from the AC condensate leak. In Dubai's high humidity, this can spread quickly. For a small spot (under one square foot) on a non-porous surface like painted drywall, a careful DIY approach may be possible.
Turn off the AC unit to stop adding moisture. Wear an N95 mask, gloves, and eye protection. Isolate the area with plastic sheeting to contain spores. Scrub the patch with a solution of detergent and water, then wipe with a diluted bleach solution (1 part bleach to 10 parts water), ensuring good ventilation. Allow it to dry completely. However, the leak must be fixed by an AC technician first, or the mold will return immediately. Given the location (ceiling/wall junction) and strong smell, the mold growth inside the wall cavity is likely more extensive than what’s visible. Disturbing it improperly can aerosolize a high concentration of spores. For leaks originating from the AC unit itself, building management is typically responsible for repairing the source. This situation, especially with the persistent leak and spreading growth, warrants a professional inspection to assess the full extent. They can use moisture meters and borescopes to see inside the wall and provide a remediation plan that addresses the root cause, not just the surface symptom. |
