Should I call building management for mold in Dubai?« Back to Previous Page

My kids have been coughing and I suspect it's from the black spots I just found behind the wardrobe in our master bedroom. We've lived here for 2 years and just noticed it when we moved the furniture to rearrange. The wall feels slightly damp and the room has a weird stale smell we couldn't place before. What's the best way to handle this in Dubai – should I call the building management first or get a professional cleaning company myself?

Contact building management first if you're renting an apartment. Dubai Law No. 26 of 2007 and subsequent regulations generally place the responsibility for structural repairs and issues stemming from building defects on the landlord or owner's association. Since the mold is behind a fixed wardrobe and the wall feels damp, this strongly indicates a potential leak or condensation issue within the wall cavity, which is their responsibility to investigate and fix.

Describe the damp wall and visible mold clearly to them. They should send a maintenance team to identify the moisture source—common culprits here are a leaking AC condensation pipe, seepage from a bathroom on the other side of the wall, or thermal bridging causing condensation. Simply cleaning the visible spots without addressing the hidden moisture will result in immediate regrowth.

While you wait for their response, keep the area ventilated and avoid disturbing the mold to prevent spores from spreading. Do not attempt to bleach it. If the building management is unresponsive or denies responsibility, or if you own the property, your next step is a professional indoor environmental assessment. They will use moisture meters and thermal imaging to find the water source and can take air/surface samples for lab analysis to identify the mold type, which is crucial information given your children's symptoms. Remediation should only begin after the root cause is permanently resolved.
