Should I call building management for mold or hire specialist?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, right on the wall. It's been extra humid in our Jumeirah apartment for the last month and I'm worried it's spreading. What's the best way to get a proper mold inspection done in Dubai, and should I call the building management first or just hire a specialist myself?

For an interior wall in your Jumeirah apartment, contact building management first. They are typically responsible for the building's structure and envelope, which includes investigating and resolving water intrusion from outside or within the walls. Humidity from an AC unit or a leak from another apartment would fall under their purview to investigate.

However, if the issue is isolated to your unit's interior climate or if building management is unresponsive, hiring a specialist directly is your next step. Given Dubai's high humidity and the potential for mold to spread in AC systems, a professional inspection is advisable for a definitive diagnosis. They will use moisture meters and thermal cameras to find the moisture source and can take air/surface samples for lab analysis to identify the mold type and spore count.

Look for an inspector who provides a detailed report with verifiable data, not just a visual assessment. This documentation is crucial if you need to escalate the issue with building management or your landlord. A proper inspection should identify not just the visible mold but also the root cause—whether it's condensation from your AC, a hidden pipe leak, or inadequate ventilation in the closet.
