Should I call building management or a company for mold?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots growing on the back of our bedroom wardrobe, which is on the wall facing the outside. It's gotten worse since the humidity kicked in last month, and I'm worried it's making us sick. What's the best way to get a proper mold inspection done in Dubai, and should I call the building management first or an independent company?

Contact your building management first. Dubai law (DMA Circular No. 202) requires them to address building defects, including moisture intrusion from external walls, which is a common cause of mold. They are responsible for fixing the source of the problem, such as a leak or inadequate insulation. However, their remediation often focuses on a surface clean, not identifying the mold type or confirming the moisture source is fully resolved.
For a proper inspection, especially with health concerns, an independent, certified company is recommended after notifying management. A thorough inspection involves more than a visual check; it uses moisture meters and thermal imaging to find hidden dampness within the wall cavity and takes air or surface samples for lab analysis to identify the species. This is critical in Dubai's climate, where year-round AC use and high external humidity create perfect conditions for condensation inside walls. When choosing a company, verify they have IICRC-certified inspectors and their own microbiology lab partnership to process samples. This ensures the report specifies the mold types present and their concentrations, which guides the correct remediation strategy. The building management should handle the structural repair, while the independent inspector provides the evidence they need to act and verifies the cleanup was effective. |
