We've lived here for 2 years and just noticed these weird black speckles appearing in the corner of our master bedroom closet, and it's definitely gotten worse since the humidity spiked last week. I’m worried it might be spreading behind the clothes. What’s the best way to get a proper mold inspection done here in Dubai, and should I call the building management first or go straight to a professional company?

Start with building management, as they are responsible for the building's structure and common systems that could be causing the issue, like a leak in the external wall or a faulty AC condensation drain line from a neighboring unit. They should send their maintenance team to assess the source of the moisture.

If the building management is unresponsive, cannot identify the source, or if the problem is clearly contained to your unit's interior (like high humidity from laundry drying), then contact a professional inspection company. In Dubai's climate, with high humidity and year-round AC use, condensation and hidden mold growth behind walls are common.

A proper inspection involves more than a visual check. The inspector should use a moisture meter to detect dampness in walls and a thermal imaging camera to find temperature differences indicating hidden water. For confirmation, air or surface samples should be sent to an accredited microbiology lab to identify the mold species, which determines the appropriate remediation method.

Do not disturb the area before testing, as this can release spores. Keep the closet ventilated and consider using a dehumidifier in the room while you arrange the inspection.
