Should I call building management or hire mold remediation?« Back to Previous Page

The AC in my apartment in Jumeirah seems to be blowing out a faint, damp smell, and I just found patches of black mold around the vent in my master bedroom. I’ve tried wiping it with vinegar, but it came back within a couple of days. For a problem like this in a high-rise, should I just call my building management, or do I need to hire a professional mold remediation company myself, and what’s a realistic cost for that in Dubai?

Start by notifying your building management immediately. Under Dubai regulations, landlords and building operators are typically responsible for maintaining the central AC system, including the main ducts that serve your apartment. They should send their maintenance team to inspect the source of the moisture feeding the mold, as the issue often originates from a clogged condensate drain line or poor insulation within the building's central system.

For the mold inside your apartment, specifically around the vent, a professional assessment is necessary. Vinegar only addresses surface growth you can see; in a high-humidity climate with constant AC use, the root moisture problem remains. Recurring mold indicates an active issue.

A reputable remediation company would first conduct an inspection, often using a borescope to check the ductwork immediately behind the vent for hidden growth. Remediation involves containing the area, physically removing the contaminated materials, and HEPA vacuuming. The final, critical step is a clearance test to verify spore counts have returned to normal levels. For a single room and the local ductwork, this process is typically a focused, smaller-scale job. Costs vary significantly based on the extent of contamination found, so it's best to request an on-site assessment for an accurate scope and quote.
