Should I call management or a company for mold inspection?« Back to Previous Page

We've lived here for 2 years and just noticed a weird black speckling behind our bedroom wardrobe, which is on the wall facing the outside. I pulled it out to reorganize and was hit with a damp, earthy smell. With this humidity, I'm worried it's spreading. What's the best way to get a proper mold inspection done here, and should I call the building management first or an independent company?

In your situation, calling an independent, certified mold inspection company is the recommended first step. You have already identified visible growth and a musty odor, which are strong indicators of an active problem that requires professional assessment.

Building management is responsible for structural issues, like a leak from a neighboring apartment or a crack in the external wall allowing moisture ingress. However, they will typically not conduct a detailed inspection to identify the mold species or the full extent of contamination within your unit. An independent inspection provides an objective assessment and, crucially, generates a formal report. This documented evidence is what you would then present to building management to substantiate a request for them to fix the underlying moisture source.

A proper inspection here involves more than a visual check. The humid Dubai climate and constant AC use create perfect conditions for mold in walls due to condensation. A thorough process should include moisture mapping with specialized meters to find the water source and air or surface sampling to be analyzed by an accredited microbiology lab. This identifies the species, which determines the necessary remediation approach.

You need this independent data before involving building management to ensure the problem is correctly diagnosed and to hold them accountable for any structural repairs. For a company, look for one that provides a clear report with lab findings and does not also sell remediation services, to avoid a conflict of interest.
