Should I call my landlord or a mold company?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots spreading along the bottom of the wall behind our wardrobe in the master bedroom. I finally moved the furniture after my allergies got really bad this week. I'm in a villa in Jumeirah and I'm worried the recent humidity made it worse. What's the best way to handle this in Dubai – should I call my landlord first or get a professional mold removal company myself?

Contact your landlord immediately. Under Dubai rental law (RERA), landlords are generally responsible for addressing structural issues and repairs that affect the habitability of the property, which includes significant mold growth caused by underlying dampness or leaks. Document the issue thoroughly with clear photographs and a written description before you move anything.

Given the location (behind a wardrobe) and your allergic reaction, this indicates a persistent moisture problem, likely from condensation or a hidden leak exacerbated by our high humidity. Simply cleaning the visible spots won't solve the underlying cause. Your landlord should arrange for a professional inspection to identify the moisture source—whether it’s a leaking pipe, rising damp, or insufficient insulation.

While the landlord handles the structural repair, the actual mold remediation is a separate, specialized process. For a case of this size, a professional company with proper containment and air scrubbing equipment is necessary to prevent spores from spreading during removal. The remediation team can provide documented verification that the area has been returned to a normal fungal ecology, which is important for your health. The climate here means that without addressing the root cause and properly remediating, regrowth is highly likely.
