Should I clean black mold myself or call my landlord?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black, fuzzy mold on the wall behind our wardrobe in the master bedroom. I think it might be from our AC unit leaking, as the wall feels a bit damp. We're in a villa in Jumeirah and with the humidity lately, I'm worried it will spread. What's the best way to clean this myself, or should I call my landlord immediately?

Based on the description of a black, fuzzy patch on a damp wall, likely linked to an AC leak, this is a situation that warrants immediate attention. In the high humidity of Dubai, especially in coastal areas like Jumeirah, mold can proliferate rapidly from a persistent moisture source.

For a small patch (less than one square foot), you may cautiously clean it yourself using a solution of detergent and water, wearing an N95 mask and gloves. However, this is only a surface-level fix. The critical issue is the underlying moisture. If the wall is damp, the moisture has likely penetrated the gypsum board, and the mold may be growing within the wall cavity. DIY cleaning will not address this, and the mold will almost certainly return.

Under UAE tenancy law, the responsibility for structural maintenance, including fixing AC leaks and resultant damage like mold, typically falls on the landlord. You should call your landlord immediately to report the issue. They are obligated to address the root cause—the leaking AC unit—and the damage it has caused.

I strongly recommend against a full DIY remediation. Disturbing the mold without proper containment can aerosolize spores and spread the contamination throughout your villa. A professional inspection is crucial to assess the full extent of the hidden moisture damage and mold growth behind the wardrobe and within the wall.
