Should I clean mold behind AC myself or get inspection?« Back to Previous Page

The AC in our apartment in Jumeirah Village Circle has been leaking a bit into the wall behind it for maybe a month now. I finally pulled the unit out to look and found a small patch of black and green fuzzy stuff on the drywall. With this humidity coming back, how urgent is it that I get a professional mold inspection done, or can I clean it myself first?

Based on the description of a recurring leak and visible fuzzy growth, a professional inspection is strongly advised before any cleaning is attempted. The combination of a sustained moisture source and the Dubai climate creates conditions where what you see is often just the surface of a larger problem within the wall cavity.

The primary risk with DIY cleaning is that you may successfully remove the visible colony but miss the hidden moisture and root-cause contamination, allowing it to rapidly regrow, often worse than before. Disturbing the mold without proper containment can also aerosolize spores, spreading them to other parts of your apartment. For a leak that has persisted for a month, the drywall itself is likely compromised and may need replacement, which is not a DIY task.

In Dubai's high humidity, mold can colonize deeply and quickly. An inspection will use moisture meters and thermal imaging to assess the full extent of water damage behind the wall and identify the exact AC leak source. Crucially, a certified inspector can take samples for lab analysis to identify the species, which determines the appropriate remediation protocol and informs you of any specific health risks, especially important for households with children, allergies, or asthma.

You can take an immediate step by ensuring the AC unit is switched off at the circuit breaker to prevent further electrical risk and water leakage. Then, contact a provider with certified mold inspectors who can deliver a verifiable report with lab findings, not just a visual assessment. This evidence-based approach is the only way to guarantee the issue is resolved completely.
