Should I clean mold myself or call a professional?« Back to Previous Page

Our villa in Jumeirah 3 is great, but the AC unit in the master bedroom has been leaking a bit and now I’m seeing these small black spots spreading on the wall behind the curtain. With all the humidity lately, I’m worried it’s getting worse. Should I try to clean this myself with bleach or is it time to call one of those professional mold inspection companies in Dubai?

Based on your description, this is a classic case of mold growth directly linked to an AC condensate leak, a very common issue in Dubai villas due to our high ambient humidity and year-round reliance on air conditioning. The small black spots are almost certainly mold colonies, and their "spreading" is a significant red flag.

While the instinct to use bleach is common, I strongly advise against it for several technical reasons. Bleach is primarily water. Its chlorine content evaporates quickly from porous surfaces like drywall and plaster, leaving behind the moisture that the mold spores feed on, often causing the colony to regrow stronger and more widespread. Furthermore, bleach only bleaches the visible pigmentation on the surface; it does not kill the hyphae (the root system) penetrating the wall. For a non-porous surface like a tile, a diluted bleach solution can be a surface disinfectant, but it is completely ineffective and even counterproductive on wallboard.

Given that the source is a faulty AC unit and the growth is already spreading on a structural part of your villa, this is not a DIY situation. The leak must be stopped at its source by an HVAC technician, and the extent of the water damage and mold colonization within the wall cavity must be professionally assessed. Dubai's climate creates ideal conditions for hidden mold growth, which can compromise indoor air quality and potentially cause health issues.

As per UAE best practices for environmental health, a certified mold inspection is crucial. A professional company like ours, Saniservice, uses thermal imaging cameras to detect moisture pockets hidden within the walls and conducts air and surface sampling to identify the spore types and concentration levels. This data is essential for formulating a correct remediation protocol.

Do not risk your family's health or allow the damage to your property to worsen. I recommend you call a professional immediately.
