Should I clean mold myself or call a professional for AC leak?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been leaking a bit and now there's this black, speckled stuff spreading on the wall behind the unit and on the ceiling. It's gotten way worse over the last couple of weeks since the humidity spiked. I'm worried about my family breathing it in but also concerned about the cost. For a problem like this in a bedroom, should I just try to clean it myself or is it absolutely necessary to call in a professional mold remediation company, and what kind of cost am I looking at?

Call a professional. Given the location is a bedroom and the mold is spreading on structural surfaces (wall and ceiling) from an ongoing AC leak, this is beyond a surface cleaning job. The leak means the wall cavity is likely saturated, creating a hidden reservoir for mold that you cannot effectively address yourself.

In Dubai's high humidity, especially in JVC where apartments are tightly sealed and AC runs year-round, condensation from a leaking unit provides constant moisture. The black, speckled growth spreading rapidly indicates active colonization. DIY cleaning with bleach or vinegar only removes surface discoloration and can aerosolize spores, potentially worsening indoor air quality in the room where you sleep.

Professional remediation involves isolating the area, using HEPA filtration to capture spores, removing contaminated porous materials like drywall or insulation, and addressing the root cause—the AC leak. Without fixing the leak, the mold will return. The cost is driven by the extent of damage and repair work needed, so an on-site inspection is essential for an accurate assessment. For verification, any reputable company should provide a detailed scope of work and can explain their process based on IICRC standards.
